Association CEPI & GIPE

CEPI was established in Brussels in 1990 as an international non-profit organisation. Its members are national associations based in Europe representing estate agents and property managers. The mission of the association is to support European and cross-border real estate transactions by developing the work and activities of real estate professionals with the interests of the consumer in mind.

The association aims to raise standards in the real estate professions, promoting that real estate brokerage and property management be conducted by qualified professionals with high ethical standards. As the European Union and its rules and regulations continue to impact further on the real estate market and the activities of real estate professionals, CEPI also aims to use its combined strength to bring the views of real estate professionals to the attention of policy-makers in the EU, and to address and find solutions for their practical concerns in dealing with the implementation of EU policy and legislation. Therefore its work has an emphasis on European policy, lobbying and having an active presence in Brussels.

CEPI also has a limited number of partnerships with other European and international associations to exchange information, points of view, experience and expertise. In some cases these partnerships can lead to joint projects.

More than this, CEPI brings together faces, representing professionals in the service of priority target groups. This enables the different actors in the network to become involved, and represents the added value that participants find in CEPI for their daily work. This close cooperation is increasingly important in response to the challenges and opportunities introduced by globalization, new technology and the changing demands placed on real estate professionals. It is against this background of profound change that CEPI is called upon to offer real estate professionals a confident future, working towards a deeper and better informed view of the European real estate market in all its many different aspects.

The Professional Association of Real Estate Managers in Promotions Buildings (GIPE) is an association of the most qualified professionals in the real estate field with offices around all the country of Spain. GIPE members offer technical and commercial advice for the sale and purchase of its property developments.

Inspection Trip Costa Blanca

ITINERARY FOR YOUR TRIP IS AS FOLLOWS:

On the day of arrival, you will picked up from the airport (Alicante or Murcia) and transferred to your accommodation.

DAY 1 & 2:

You will visit our office on the first day  where you will have a chance to meet our team of property experts who will review your choice of properties before the start of your tour. During the day’s tour, we will show you actual properties and will also provide you with general information on places of interest, restaurants, beaches, along the way.

Lunch is usually served at a traditional restaurant and the afternoon will be a continuation of the tour followed by free time for you to relax.

Day 3:

The final day is usually a day of discussion, final property visits and  where you will be informed on all legal, tax and a title matters. You will also have an opportunity to raise any questions or concerns you may have.

Usually after this 3 day inspection tour, our customers have sufficient knowledge to decide whether Costa Blanca is the place for them.

On the day of departure you will be transferred to the airport.

What’s included:

The inspection trip is offered to our valued clients at a cost of just € 250 per person or € 350 per couple.

This covers airport transfers and 2 nights accommodation, as well as all food for the duration of your property inspection tour.

World Health Organization:

The World Health Organization claims that Spain has a “near perfect environment as it is possible to obtain”.

The Costa Blanca is one of the healthiest climates to live in. It is protected from harsh winds in winter, which is good for keeping colds at bay, and it enjoys a unique micro climate that is regarded as one of the world’s healthiest.

Average temperatures are 15°C during December and January, rising to an average of 30ºC in August so a property on the Costa Blanca isn’t going to run up high heating bills.

Save money & Golden Visa for non EU

SAVE MONEY:

They know us as real estate agents with the best deals. We really love your personal possibilities and try to maximize the product in the budget you feel comfortable with. Do you need a mortgage? Our financial experts can help you get a mortgage, sometimes up to 70%. Therefore, we recommend that you have at least 30% of the funds. We work with many banks in Spain.

THE RULES OF SPANISH INVESTMENT OF GOLDEN VISA FOR NON EU:

  1. The minimum investment must be at least € 500,000.

  2. In addition to the purchase price, you must add 12-14%, which includes the normal purchase costs, including tax, stamp, VAT, notary and lawyer.

  3. Investments can be spread over multiple properties for a total purchase price of at least € 500,000. You can do your investment by a foreign company if you can prove that you own the majority of this business.

  4. There is a certain flexibility to borrow part of the money you need from your home country or from a country outside Spain.

  5. Spanish residence visas may be issued to the immediate family, including spouse or non married partners.

  6. Spanish residence visas may be issued to children up to 18 years, economically dependent adult children and economically dependent parents.

  7. The act also includes your children over 18 years old who, due to health issues, are not objectively capable of looking after themselves..

  8. There is no requirement for minimum stays ordering to renew the visa. This means that it is optional to stay in Spain.

  9. The Spanish visa does not need to be renewed within five years.

  10. As there is no law on minimum stay is not necessary to be tax resident.

  11. Permanent residence will be granted after five years if you have followed the rules.

  12. Your property investment can be sold after five years when you have achieved permanent residency.

  13. The visa allows access to unlimited travel throughout the EU Schengen visa countries.

  14. You can obtain visas from the moment of signing the contract of sale (unregistered deeds).

  15. The official documentation for investment visa will not take more than ten, maximum 15 working days hereafter.

  16. The first card is issued for two years but the next 5 years if the investment is held.

  17. You and your family which is covered under the Golden Visa will have the right to work in Spain from the first day.

  18. Refusal of Spanish investment visa will usually only be justified by an unclean criminal record.

  19. Spanish citizenship will be given after an additional five years of permanent residency.

  20. The applicant must be able to prove that having traveled to Spain at least once in the first two years, and once more in the three subsequent years.

  21. While a Spanish citizen you automatically get an European citizenship.

  22. Immediately after the property purchase is registered in the Notary you and the involved family can work in Spain. After 5 years, the family can live, work or study anywhere in Europe within the EU.

  23. A recommended lawyer will take care of the application for residence, and the full Golden Visa program, residence for the family, etc.

  24. If the same lawyer takes care of both the property purchase and the application for the Golden Visa residence, you will be able to save the above mentioned cost.

 THE APPLICANT MUST MEET THE FOLLOWING REQUIREMENTS:

  1. Not to have entered or stayed illegally in Spanish territory.

  2. Have to be 18 years or over.

  3. Not to have been refused entry in any of the Schengen countries.

  4. Have public or private health insurance authorized to operate in Spain.

  5. Have sufficient economic means to cover personal and family living expenses.

  6. Proof of the investment must be made through a Registry of Property certificate attesting ownership. Or, if the ownership title is not yet registered, via a copy of the acquisition public deed and proof of filing the deed in the Registry.

PROPERTY INVESTMENT – INVESTMENT THRESHOLD:

The investment threshold for real estate is € 500,000 or more per investor.

To apply for residency, proof of the investment(s) must be provided with a Property Registry filing (certificate). If this certificate is not yet available, then the notarized deeds and proof that the deeds have been submitted to the Property Registry must be provided.

The investment can be comprised of:

  • One or several properties.

  • Of a residential, touristic, rural, commercial or industrial nature.

  • Rural land, developed land, buildings under construction, or decrepit buildings.

FINANCING:

Investors must use at least € 500,000 of their own funds, which must come from transparent sources that comply with existing legislation on money laundering and so on. Above that threshold there is no limit to debt financing, for instance with a mortgage in Spain.
